Meet them face to face:
We meet all prospective renters in person. In doing this, we can have a conversation about tenant responsibilities and set expectations. As a result, we have fewer problems after move in.
Complete background check:
Within our application process, we run a thorough background check to verify criminal history and debt to income ratio for anyone 18 and over. We do not allow anyone with an eviction in the last five years to move in, which lowers the chance of you having to go through the process.
Rental history verification:
We do a rental history check with previous landlords to verify that rent was paid on time and never returned. We also verify the home was left in good condition and no complaints were filed. Rental history is so important, if they took great care of previous homes, we believe they’ll do the same with you. Finding the perfect tenant heavily depends on past rental history.
Income requirement:
We require that the household makes 3x the monthly rent. We never want to place someone in a financial obligation that will cause distress.
By taking these steps, we get to know future tenants personally. Having a great relationship with both tenants and owners is a top priority.
